Breaking a Lease Due to PCS Orders or Deployment

If you need to break your lease due to Permanent Change of Station (PCS) orders or deployment, the process is governed by the Service Members Civil Relief Act (SCRA). Below are the steps and requirements to ensure compliance:

1. Provide Written Notice

Submit a Notice to Vacate to your property manager stating your intent to move.

2. Submit Supporting Documentation

You must provide one of the following:

  • A copy of your PCS or deployment orders, or
  • A letter from your commander on official unit letterhead, which must include:
    • Your name.
    • Whether the move is for PCS or deployment.
    • Expected departure date.
    • For deployments, confirmation if the duration will be longer or shorter than 90 days.
    • Your commander’s name, phone number, and signature.

3. Pay Next Month’s Rent

After submitting your notice and required documents, you are still responsible for paying the next month’s rent when it is due.

4. Schedule a Move-Out Inspection

Contact your property manager to set up an inspection date prior to your move-out.

5. Clean the Property

Ensure the property is cleaned according to the move-in cleaning checklist provided. At your inspection, provide a receipt for carpet cleaning as proof of completion.

6. Address Pet-Specific Requirements

If you had a pet, arrange for professional flea treatment of the property and present a flea extermination receipt during your inspection.
