Important Policies for Notice to Vacate
- Written Notice Required: All notices to vacate must be submitted in writing using our Notice to Vacate form.
- Access to the Form: A copy of the Notice to Vacate form was included in your move-in packet. For your convenience, you can also access it online by clicking below.
- Notice Period: Notices to vacate must align with your rental period, which typically runs from the first to the last day of the month. Rent is due on a prorated 30 day basis for the final month of your tenancy unless you qualify for an exception, such as relocation due to PCS orders or deployment for 90 days or longer, as outlined in the Servicemembers Civil Relief Act (SCRA). Please note that changes in employment, base housing, or civilian job transfers do not exempt you from lease obligations.
Lease Agreement Terms for Vacating
- Advance Notice: Tenants must provide at least 30 days written notice before their lease ends, as specified in the lease agreement. Rent for the final month must be paid in full, and prorated amount will be returned based on the date tenant vacates and returns keys to EPP.
- Property Showings: During the notice period, tenants must allow showings to prospective renters with at least 24 hours’ notice. Failure to cooperate may result in additional fees, such as paying up to 30 extra days of rent or until the property is re-leased, whichever is sooner.
- Month-to-Month Tenancy: If a tenant remains in the property after the lease expiration with the landlord’s consent, the lease will convert to a month-to-month agreement. During this time, either party must provide 30 days’ written notice to end the tenancy.
Early Termination Policy
Tenants vacating before the lease ends, except for reasons covered under SCRA, are responsible for:
- Rent until the property is re-leased.
- Advertising and re-leasing expenses.
- A $75 administrative fee to cover additional processing costs.
